> Compare Bali villa management with a marketing agency: what managers cover, when to add an agency, and how to check fees, reporting and accounts.

Your villa manager says marketing is included, and the monthly statement shows bookings.

Then a Bali agency emails you a proposal for the same villa.

Who should be doing what?

**The short version:** keep the manager for the property, and add an agency only when you can name a marketing job nobody owns or reports on. The word that decides it is **scope**.

Want the agencies first? [Compare Bali villa marketing agencies](https://digitalagencybali.com/villa-marketing-agency-bali/) on **our ranking page**. Otherwise read on.

## What "marketing" means in a villa contract

A manager's "marketing" can mean **six different jobs**, and the label alone doesn't say which ones you pay for.

1. Keeping listings on Airbnb and Booking.com current
2. Setting nightly rates and minimum stays
3. Answering guest enquiries
4. Running a direct-booking page or website
5. Search work, such as your Google profile and Maps
6. Paid ads on Google or Meta

The first three are **operations**, and managers often bundle them, but the contract decides scope and quality.

A listing rewrite and a Google Ads campaign are both called marketing. **Different skills, different money.**

The last three are marketing in the agency sense. **Some managers sell them as a separate package**, and some never touch them at all. Which camp yours is in decides everything else.

Bali Management Villas sells full management and digital marketing as **two packages** (its site, read 5 November 2026).

Until the contract lists the tasks, treat the word as **a claim**.

## Where the manager's marketing may be enough

If listings, rates and enquiries are covered and **most bookings arrive at a price you like**, you may need no one else.

Put two questions to your manager:

- Which channel produced the last ten bookings?
- How many came direct, and how many through platforms?

**A manager who answers from a report** gives you something to check: compare enquiries and confirmed stays with the same period last year.

**A shrug is your first gap.**

Check the booking mix too. A villa that lives on Airbnb alone **pays the platform's fee on its bookings**, which may be fine for you.

Our guide on [how direct bookings work for a Bali villa](https://digitalagencybali.com/blog/villa-direct-bookings-bali/) shows what you'd build to change it.

For one villa with steady occupancy, **a second monthly fee needs a clear reason**. We can't promise any channel adds bookings, and no provider should.

## Where a separate agency can help

An agency earns its fee when the gap has a name.

Four come up most often:

- A booking path that is hard to use on a phone
- No idea whether your villa shows in Google Maps for "villa in Canggu" searches
- Ads running with no tracking behind them
- Nobody who owns the villa's marketing plan from one season to the next

Each is **a job you can write down and measure**, which makes it easier to hand over and check.

The manager still has to cooperate. An agency needs **availability, rates and booking data**, plus someone on site to approve photos and answer guests.

So ask whether your manager will **share that data**. Ask before you sign anything.

A freelancer might do one of these jobs for less, and **our guide to [villa manager, freelancer or agency options](https://digitalagencybali.com/blog/who-can-manage-marketing-for-my-villa-in-bali/)** says when.

## Compare the full cost and the fee basis

A manager's cut, a platform's fee and an agency's retainer **sit on different bases**.

We can't tell you the Bali market rate. These are the figures managers print on their own pages, and **every one is the company's claim**:

| Provider | Full management | Marketing only | Read |
|-|-|-|-|
| [Bali Management Villas](https://balimanagement.villas/id/) | 18% of published rate | 9% | 5 Nov 2026 |
| [Intaran Villa Management](https://www.intaranvillamanagement.co.id/id/faq) | 20% of published villa rate | 10% | 5 Nov 2026 |
| [Villa Bali Management](https://www.villabalimanagement.com/about-vbm) | 15-25% plus a monthly fee | 10-15% | 5 Nov 2026 |
| [Bali Sands](https://bali-sands.com/villa-management-cost-bali/) | Not stated | Around 15% (digital only) | 5 Nov 2026 |
| [Bali Estate Manager](https://baliestatemanager.com/villa-management-fees-bali/) | 13-25% of gross; USD 300-800 a month retainer possible | Not stated | 5 Nov 2026 |

Bali Premium Villa wrote on 16 April 2026 that management usually costs 15-25% of rental revenue ([its page](https://balipremiumvilla.com/blog/biaya-jasa-manajemen-villa-di-bali/)).

**That is a broad statement from a seller**, so read it as a claim and nothing more.

Now the platforms. Airbnb says **most single-fee hosts pay 15.5%**, and most on the older split-fee structure pay 3% ([Airbnb service fees](https://www.airbnb.com/help/article/1857), read 5 November 2026).

Booking.com publishes no universal rate. Its partner FAQ says the **commission percentage is shown at the "Agreement" step** of registration and invoiced monthly ([Booking.com partner FAQ](https://join.booking.com/faq.html)).

**Percentages hide size.**

As an illustration, assuming both use the same base: on IDR 100,000,000 of bookings, a 9% package costs **IDR 9,000,000** and an 18% package IDR 18,000,000, before any platform fee.

Agencies mostly charge **a flat monthly fee**. GTMLab publishes Maps work from US$299 a month per location, and Mersa Business Consulting Local SEO from IDR 4,800,000.

Either one sits on top of the manager's commission. For more, see [Bali agency fees and fee models](https://digitalagencybali.com/blog/how-much-does-a-digital-marketing-agency-cost-in-bali/).

Before you compare, get four answers in writing:

- Is the percentage on gross or net?
- What is deducted first?
- Which add-ons cost extra?
- Do **direct bookings carry commission**?

## Who owns the work, accounts and reporting?

This matters most if you live abroad. When you can't walk into the office, **the logins, the contract and the reports are your control**.

Check who holds each of these:

- The domain name and the website login
- Your Google Business Profile
- Google Analytics and any ad accounts
- Airbnb and Booking.com logins
- The guest and booking data

**Each should sit in your name**, with the manager and any agency added as users. Otherwise you can't move them when the relationship ends.

Then the report. A useful one links spend and enquiries to confirmed stays, by channel, **once a month**. One that stops at "visits" or "reach" can't tell you whether the money worked.

Ask your manager for **last month's owner report**. It shows what they really track, and it beats any sales page.

## A practical decision for an owner abroad

Three outcomes cover most owners:

1. Keep the manager as it is, when the scope and the reporting are already there.
2. **Renegotiate one missing duty**, such as tracking or a Google profile fix. That costs less than a second provider and keeps one team in charge.
3. Add an agency when a gap stays and you can write it as a task with a number attached.

Our guide to [choosing a marketing agency in Bali](https://digitalagencybali.com/blog/how-to-choose-a-marketing-agency-in-bali/) says what to check, including whether the manager's marketing already covers the gap.

If you add an agency, write down four handoffs before work starts:

- Who supplies availability and rates
- Who approves photos and copy
- Who answers the guests the new pages bring in
- Which single report both providers feed

Then put the handoff in writing and set a **review date three months out**.

At that date, compare the booking mix with the one you started from, and keep the agency if the agreed numbers moved, allowing for the season.

## Where the agencies on our list fit

We compare ten agencies, and villa managers aren't among them.

These five suit a villa owner with a manager, **ordered by fit for this reader**, not by our ranking.

- [Creative Loop](https://digitalagencybali.com/agencies/creative-loop/) fits first if your manager is a company with several villas. We found **14 villas, resorts and managers** named as clients. Prices aren't published, so ask what's monthly.
- [MindiMedia](https://digitalagencybali.com/agencies/mindimedia/) suits owners who want a hospitality specialist: **4.9 on Google from 22 reviews** (27 October 2026), hotel past work.
- [Mersa Business Consulting](https://digitalagencybali.com/agencies/mersa-business-consulting/) fits an owner abroad who wants **published rupiah prices**, a one-month start and a monthly report. Founded in 2026, no named clients yet, so ask for a sample.
- [Kayana Creative](https://digitalagencybali.com/agencies/kayana-creative/) fits if the villa's brand and photos need work first. It names **14 clients**, mostly Bali restaurants and villas.
- [GTMLab](https://digitalagencybali.com/agencies/gtmlab/) fits only if you already run ads and accept an account run from Jakarta, **priced in US dollars**.

Sometimes none of them fits. **A freelancer, or a renegotiated manager contract**, is the better answer for one villa with steady bookings.

To see how they score on all fifteen criteria, [compare Bali villa marketing agencies](https://digitalagencybali.com/villa-marketing-agency-bali/) on the ranking page.

## Common questions

**Does a Bali villa manager's marketing replace a marketing agency for an owner who lives overseas?**

Sometimes. If a Bali manager's contract covers listings, pricing, guest enquiries and a direct-booking path, with a monthly report, a second provider may duplicate work. A named gap, such as no tracking, is what justifies an agency.

**Can I keep my villa manager in Bali and hire a separate marketing agency for my website and Google Maps listing?**

Yes. Keep daily operations with the manager and give the agency a written marketing scope. Agree who supplies availability, rates and booking data, and who approves photos, then use one monthly report for Bali enquiries and stays.

**What does villa rental management in Bali usually include besides marketing?**

Usually listing upkeep, rates, reservations, guest messages, housekeeping, maintenance and owner statements, though each Bali company bundles them differently. Ask which tasks are included, which are billed extra, and who is accountable when a booking goes wrong.

**Are Airbnb and Booking.com fees already included in my Bali villa manager's commission percentage?**

Not necessarily. Airbnb says most single-fee hosts pay 15.5%, and Booking.com shows its commission at the Agreement step of registration. Check your management contract and a real payout statement to see which fees sit on top.

**How much do Bali villa managers publish for a marketing-only package compared with full management?**

On pages we read on 5 November 2026, Bali Management Villas lists 9% for digital marketing against 18% for full management, and Intaran Villa Management lists 10% against 20%. These are the companies' own claims, not market averages.

**How do I know whether my Bali villa needs a marketing agency on top of its manager?**

Look for one specific gap: no tracking of which channel brought each stay, a weak mobile booking path, or no one owning your Google profile. If the manager's last report answers all three, an agency adds little.

**What should an overseas villa owner check in a Bali management contract before signing?**

Check the fee basis (gross or net) in Bali, the deductions, what counts as marketing, whether direct bookings carry commission, who owns accounts, how often reports arrive and the exit terms. Ask for a sample owner report first.

**Who should own the domain, Google Business Profile and ad accounts when a manager and an agency both work on my Bali villa?**

The owner, in the owner's own login, with the manager and the agency added as users. Then the Bali villa keeps its reviews, Google profile and ad history if either provider leaves or the contract ends.

**How often should a Bali villa manager or marketing agency send a report to an owner abroad?**

Monthly at minimum, showing enquiries and confirmed stays by channel. Mersa Business Consulting publishes a monthly report in its terms. Whoever you pick in Bali, ask for a sample report before signing, not after.

**Which agencies on Digital Agency Bali's list mention villa managers or villa work among their clients?**

Creative Loop names 14 villas, resorts and managers, MindiMedia says it works with hotel and villa management, and Kayana Creative names 14 clients, mostly Bali restaurants and villas. Facts checked on 27 October 2026.
